We will not put a rental-yield percentage on a web page. Yields differ by community, unit type and service charge, and a headline number quoted out of context is how people get talked into the wrong unit.

Advise on visas

Residency thresholds and rules are set by the UAE government and change. We will point you at the official source rather than repeat a figure we read somewhere.

Take your money

Any payment for a UAE property goes to the developer's escrow account or a licensed brokerage — never to us, and never to an individual's account.

Before you look at a single floor plan

What is the all-in cost, not the headline price?

Ask for the transfer fee, agency fee, registration and trustee charges, the annual service charge per square foot, and — on an off-plan unit — the payment plan and the handover date in writing. The service charge in particular is a recurring cost that quietly changes the return on a unit, and it varies enormously between communities.

Is the project registered and is there an escrow account?

Off-plan projects in Dubai are required to be registered with the Dubai Land Department and to hold buyer funds in a project escrow account. Ask for the registration and the escrow details and verify them with the DLD directly before you transfer anything. Do not rely on a brochure.

How does the money get there legally?

For an Indian resident, an overseas property purchase is generally made under the RBI's Liberalised Remittance Scheme, which has an annual per-person limit and reporting requirements. There are also tax-collection-at-source implications on outward remittance. This is genuinely a question for your chartered accountant and your bank, not for a property website — get it answered in writing before you commit to a payment plan.

What is your exit?

Resale liquidity varies a lot by community and unit type, and off-plan units often carry restrictions on resale before a certain percentage is paid. Ask what those restrictions are on the specific unit, and ask how long comparable units have taken to resell.
