Land is the least forgiving thing to get wrong, because the problems are almost never visible on the site visit. Nearly everything that matters is in the paperwork and in the approval status.
What we check before we send you anything
- Layout approval — HMDA, DTCP or the relevant authority, verified at source
- Title chain and encumbrance certificate read by an advocate, not skimmed
- Land conversion status where the land was previously agricultural
- Actual physical access, road width and whether the road is in the approved layout
- Litigation and boundary checks before any advance is paid
Loan-to-value on plot funding is materially lower than on a built home, and some categories of land are not financeable at all. Factor that into your budget before you commit, not after.
